Is it just for wading through the legalese in the Offer and the Agreement?

Depends on the transaction, if it’s a refinance, I would tend to agree with you even though I don’t understand what you mean by stating title insurance negates the need for tax and water certificate. I’d also be cautious of the legal description errors. I had a situation in NY, purchase, where the deed to the property did not contain a legal description at all. The previous title company would not give us a letter of indemity for our title and then come to find out our title underwriter would not accept it, the original deed had to be found and re-recorded, no exception, so I guess it depends on what you mean by “errors” On a purchase transaction, they usually add more value due to the purchase contracts and drafting of deeds, etc. To be bluntly honest, most attorneys usually dont even touch the file unless there is a major problem, their paralegals handle the day to day operations

Who is responsible for selling a bad title insurance policy?

I had property line dispute with my neighbor and my title insurance policy(First American Title Insurance Company) does not want to pay my $7k attorney fees for preparing the claim . They did not cover my out of pocket legal fees. I was sold a crappy policy 10 years ago when I purchased my residence. Who is in charge of choosing the title insurance company? Escrow company or the agent?

Normally the real estate agent or the escrow officer select a title company they are accustom to working with. This is prevalent throughout the mortgage and real estate industry.

What the real estate agent or escrow loan or loan officer fail to tell their clients is that they may select the services of their choice.

Even if your title was not in excess of 10 year the title company only guarantee that liens against the property after your purchase would be paid and you would be getting a clean title to the property. You did not get a crappy title insurance policy.

I have used First American Title Insurance and have found them to be a competent title company over the years.

In most states and counties a property has been assigned a lot and parcel number with the dimension recorded at the county court where the property is located. If there is a dispute about the property as to where it ends and how much is yours, then you would have to hire a survey company to complete a survey to determine property lines.

Media… where do people get their TV news?

I was wondering around the internet and found this site:

granted, everything on the internet is not fact… what do you people think of it…

overview… Fox news is higest rated… but only owns 25 percent of the market overall…

CNN is at 22… networks overall at 34 percent (each being around 16/17 percent each)… MSNBC, CNBC at around 10 percent each…

so if everything is liberal… except for fox… “liberals” who watch the other channels make up 75 percent of the population?

Wow, great link. Pew is very distinguished and reputed to be nonpartisan.
To address your summarizing comment, “liberals” very well may make up 75% of the population. Is everything besides Fox necessarily liberal? I don’t consider myself liberal or conservative, but conservatives would call me liberal. That said, I’ve heard some crap on the “liberal” channels that made me wonder if the media outlets aren’t all tools of the corporate oppressor. Feels kinda like 1984. Anyone familiar with Newspeak?

What do you think about certain markets (e.g. Whole Foods) banning the sale of live lobsters?

What’s your opinion about certain markets banning lobster sale b/c of inhumane and cruelty reasons. I think this is human nature. I just saw the yahoo internet news that talks about Whole Foods banning it. I mean I eat lobsters. It seems that animal cruelty rules are taken to a more extreme level. When you reply, don’t say anything negative about me.

It seems to me that the American culture is one of the cultures on this planet that taken animal cruelty levels quite strict.

It is impossible to live your life without causing some harm—we’ve all accidentally stepped on ants or breathed in gnats—but that doesn’t mean that we should intentionally cause unnecessary harm. Knowlingly causing cruelty is the point here. It has been proven the lobsters experience pain – we don’t know in what way, but we do know it is there in some form.

Humans are endowed with the ability to understand suffering and to feel compassion. There is no religious or other moral tradition that counsels humans to cause pain; all religions, spiritual traditions, and moral and ethical codes tell us that we should have compassion and to avoid causing suffering. Why would we NOT extend this to all the creatures of this planet if we can?

Putting a living, feeling creature through the suffering that lobsters experience is not compassionate, it is not moral, it is not ethical. We do it because we’re bigger and more powerful. Can you think of a moral tradition that tells us that might makes right? Of course not.

Many, many years ago humans had very few choices in what to eat and wear. We are not limited in that way anymore and our science tells us more everyday about the creatures that share the planet.

If we have the option to behave compassionately, why would we not do that and make the world a better place overall?

Payment for internet marketing?

I recently got a job doing basic internet marketing for a marine supply company (updating the company’s facebook and twitter pages). I am also working in the company store, but I am being paid by the project for the internet marketing. My boss and I haven’t found a way on how to pay me for this, and I don’t know how to price it. Keep in mind, I am only 16 and this is my first job.
