Why do you not grow your own food, make your own clothes, build your own car, or perform your own surgery? Because it is easier and cheaper in the long run to trust a professional to do it for you.

Same thing with marketing. You’ll put out a little cash now and reap big rewards later.

Depends on the transaction, if it’s a refinance, I would tend to agree with you even though I don’t understand what you mean by stating title insurance negates the need for tax and water certificate. I’d also be cautious of the legal description errors. I had a situation in NY, purchase, where the deed to the property did not contain a legal description at all. The previous title company would not give us a letter of indemity for our title and then come to find out our title underwriter would not accept it, the original deed had to be found and re-recorded, no exception, so I guess it depends on what you mean by “errors” On a purchase transaction, they usually add more value due to the purchase contracts and drafting of deeds, etc. To be bluntly honest, most attorneys usually dont even touch the file unless there is a major problem, their paralegals handle the day to day operations

Who is responsible for selling a bad title insurance policy?

I had property line dispute with my neighbor and my title insurance policy(First American Title Insurance Company) does not want to pay my $7k attorney fees for preparing the claim . They did not cover my out of pocket legal fees. I was sold a crappy policy 10 years ago when I purchased my residence. Who is in charge of choosing the title insurance company? Escrow company or the agent?

Normally the real estate agent or the escrow officer select a title company they are accustom to working with. This is prevalent throughout the mortgage and real estate industry.

What the real estate agent or escrow loan or loan officer fail to tell their clients is that they may select the services of their choice.

Even if your title was not in excess of 10 year the title company only guarantee that liens against the property after your purchase would be paid and you would be getting a clean title to the property. You did not get a crappy title insurance policy.

I have used First American Title Insurance and have found them to be a competent title company over the years.

In most states and counties a property has been assigned a lot and parcel number with the dimension recorded at the county court where the property is located. If there is a dispute about the property as to where it ends and how much is yours, then you would have to hire a survey company to complete a survey to determine property lines.

Although it predates the record album as an entertainment source, I guess your business has not entirely vanished yet, but it certainly has to be marketed differently than 20 years ago, I assume the manufacturers touch on traditional family values, as well as the decorative value of a traditional instrument.

One potential method to reach a small number of local prospects may be with paid Facebook advertisements, their demographic targeting is quite powerful, you can have ads only appear for married women between 25 and 40 who live in cities in close proximity to your location, there may be an “interest” like piano playing you may be able to target as well, they show you the potential reach of members a given ad setting would have, you could have such ads send people to a free Facebook business page.
While on the subject of internet resources you for sure need to have (and probably already do) a free Google Places page, they may provide a generic listing automatically, but you need to claim it and improve the content with more lengthy text, photos an potentially even video.

Sorry I m not more in touch with how kids are introduced to e piano these days, perhaps you can be a sponsor of some school events for the publicity and music evangelist opportunities, there are some cities (where the weather is friendly) that have old pianos in public places setup by some non profits.

I would suggest that you go straight to the source- online!

I have been learning internet marketing for the last 5 months or so, and I looked into buying books, and I was disappointed with the selection- the problem is, the field is continuously evolving!

A book can teach you the very basics, but you’ll end up paying for information you can find for free.

My advice is to follow the experts, the gurus- Do a search for a specific topic you’re interested in, and you’ll get tons of specific blog entries and articles to help you out- the nice thing about internet marketing is how active and growing the community is.

If you already have a site, it’s great because you can experiment as you go and see what suits your needs best. If you’re starting from scratch, consider getting a free blog or other personal site that allows you to manage content personally. Otherwise you may feel lost, and the truth is, you don’t need a textbook- the key to the Internet is, it’s interactive. Textbooks can never compare.

Plus, you’ll often get more actual information per paragraph than most books will offer.

Depending on your goals, there are many ways to market online. You have to start with a site, and you should learn some basics on Search Engine Optimization (SEO) (I wrote a blog entry that offers some resources for beginners, I will add it below) – beyond that you have tons of options.

– Write original articles and submit to article sites (they provide good exposure!)
– Create videos and post them to YouTube and other video sites
– Write a blog and get it out there! (plenty of free sites)
– Make friends in the social network space (i.e. Sites like MySpace, Facebook and Twitter) that will help you spread the word
– Record a Podcast and publish to different podcasting sites
– Visit other sites, forums, etc and post comments where you think your product or service could benefit the person
– If you’re strictly looking for traffic, don’t be afraid of paid advertising or sponsorships
