Is Title Insurance required for a private sale of a home?
We are refinancing our home (Long Island , New York) and and open permit showed up on the title from 60 years ago! This never came up when my parents bought the house in 1977, but it was a private sale. It also never came up in 2001 when the home was transferred over to me. I should also mention that we used the same lawyer for both transactions. I am wondering if title insurance is only required by mortgage banks or if it a legal requirement for any sale of a home.
Title insurance is never required. I always get it, I have had to use it and it is dirt cheap.
However, this will now come up in any title search, which lenders will require.
You need to get it taken care of. It is just a permit, not a big deal. Whatever was built only has to pass an inspection by the code when it was issued.
Anyone know about a class action in Texas regarding title insurance?
I have some rental properties in Texas and I have had to (over)pay for title insurance. I have always heard that a lot of kickbacks were paid by the title insurance companies to banks and mortgage brokers. Anybody else hear about this?
I sure haven’t heard of it, and I would have noticed, I’d think, being in Texas myself.

The Wii can use an Internet connection in more ways than just browsing. There are also free applications such as Wii’s News and Forecast Channels. The News Channel provides you with a view of the globe, which allows you to view news by region if you wish. The Forecast Channel also gives you a view of the globe, but this view also shows current weather systems around the world. If you zoom out far enough, you can see an accurate star map in the background. Since you register your Wii’s locations, it also knows what you’re looking for in the way of a local forecast.
The Nintendo Wii, like every other video game console, has some controller variations and other accessories available for serious gamers. Some of the accessories are very useful, while others merely add to the aesthetic value. Some examples of Wii accessories that fall into the “looks good, but not very useful” category are the plastic attachments for the Wii remote that make it look like a tennis racket, golf club or baseball bat. Nothing about the Wii or the game you’re playing changes — the attachments just transform your Wii remote into a prop. There are also boxing gloves that can house the Wii remote and Nunchuck. If you are still interested in marketing (but without having to sell in the traditional way) you might want to look into affiliate marketing. It’s a way of marketing on the internet. (You probably already knew that!)
You don’t deal with people face-to-face, you don’t speak to them or deal with their questions etc. You also don’t need to buy any products yourself. Your job is simply to send potential customers to the seller’s website. You can do this via an ad words campaign among other ways. Any sales that result from you sending that person to the website are tracked via a coded link and you get a commission. I make about $20 – $70 commission on average for every affiliate sale I make. You can make a lot of money with this method but there’s a lot to learn – although not compared with doing a degree! I did a design degree, this is way easier!
The other thing I do is Network Marketing which has had some bad press in the past but now is studied in some Universities. It’s been great for me, I started about 15 years ago and have a totally passive income now. The key is, find a good quality consumable product so you can focus your time on sponsoring, not selling. Also, stick at it. Most people only fail because they quit too soon!

Since you’ve never been in business before, I would strongly recommend that you talk to a business counselor before you do anything especially spend money. I’d call the local office of SCORE (go to http://www.score.org and input your zip code to find the chapter nearest you), the advice is FREE.
The counselor at SCORE will most likely advise you to write a business plan which is very good advice because it will force you to dig out all of the start up details and the costs of starting an internet company and force you to also understand all of the aspects of this business including the customers you’ll concentrate on (your market ) and how you’ll go after them.
You’ll need to register the business with your state controller’s office and make sure that you have any city and county licenses if any are needed where you live. All of this will come out in a business plan.
